Hey everybody this is Jay the owner of Ocean Views Real Estate out of Leland. And I work on all the beaches actually Murrells Inlet up to North Topsail Beach, and I'm pretty sure I'm the only realtor in the entire region out of a thousand that does that and knows these markets. I had an interesting search so that would be fun to point it out to you and that is three bedroom ocean front condos in Carolina Beach NC. Those are pretty rare and when you take out the high-rise Pelican Watch Carolina Beach and I believe I got a picture of Pelican Watch right here… when you take out Pelican Watch they make up a very small percentage of the overall market. 

So what percentage of oceanfronts in Carolina Beach have 3 bedrooms? Well over here at Carolina Surf, those have become unaffordable for most people. Those are now all mostly a million dollars plus. But you do have these Boutique buildings. A client of mine calls them “6 packs.”  I think that his hilarious.  3 x 2 = 6 afterall.  That is 3 stories of units by 2 units per level.  And here's a few of them here. Sands IV for see a picture of it here. There that’s not the greatest picture. Then you have another one here. This is what I call Boutique, and these smaller Boutique oceanfronts pretty much you only find them on Carolina Beach, which is really really interesting. Even in North Myrtle Beach condos and Myrtle Beach there's hardly any available relative to the overall offerings. 

So last year a total of 14 were sold. Sol what percentage of that is that of the oceanfront Market in Carolina Beach? Let me scroll down and I'll get rid of the the bedroom variable and then we'll see just going one to three bedrooms. So overall you end up with 72 Oceanfront Condos sold last year in Carolina Beach real estate, and again if you get rid of the well I'll just leave it at that. So you they pretty much make up about 20% but if you get rid of the high rise and you just want those boutiques, get rid of it Atlantic Towers get rid of Pelican Watch and your three bedrooms are going to only make up about 5% of the overall sales. So if you're interested in a three-bedroom when one becomes available you have to take it seriously because there's only going to be about six of those a year that come on the market. 

And this begets the question what are these renting for? Like here's a boutique condo called A Place at the Beach a 2-2 or 2/2 (2 bed 2 bath) as I like to call them for my shortcut. Generally your 2/2s gross $55,000/ year in rent. Let’s Look at another couple of others. It's got to get out of there way of these high-rises they make up so many of the portion of condos for sale and  get back to the boutique ones — the 6 packs! Here is another one 908 this one is called doesn't even have a name? It does; the agent was lazy to find it. But it's a 2/2  Ocean Front condo with a big big porch. So this should be able to gross the standard $55,000 for example. And then once in a while you get one bedrooms. Yeah they're extremely rare.  

Actually the three bedrooms, I see those as grossing about $65,000 a year so that gives you a little bit of feedback. When I first started the 2/2s were were grossing $28,000 and if you found one grossing $32,000 it was like whoa whoa that is exciting. But really in the last 5 years there was massive bump in the rental prices. And things are you know are booking up really well, and it's it's interesting this year you know what we'll see how it goes, but I think a lot of bookings are starting a little bit later and freaking some owners out. But I have the number of owners who are having the same amount of bookings as last year so it looks it looks like it should be just fine out there.

FYI getting read to list a 2/2 oversized for 649,000 and it is corner unit furnished....
