Mallory  Creek Plantation Wins -- Big Surge in 2024 Transactions

Hey everyone, it's Jay with wilmington-real-estate.com and ocean views real estate, in Leland--a real estate agent in Leland NC. Mallory Creek Plantation has been on my mind lately, as I was perusing some stats and writing contracts and showing property, Etc. And it just seemed like there’s a lot of demand for what I call MCP,  Mallory Creek Plantation. I love the entrance to this place along with Waterford of the Carolinas and yes, I think it was about seven years ago, a car went right through there and destroyed that in the middle, and they had to redo it. But some of these amenity pictures are great at Mallory Creek Plantation, let’s see if I can find a picture of their, of one of their pools where you can, I forgot the term for it--a zero entry pool! You walk in very gradually, and not an infinity pool, I forgot what it’s called. Anyway, the sales there, here it is, you can see what I’m talking about right here where you just get to walk right in real smoothly, pretty convenient.

The sales there have been going you know, through the roof in terms of the number of transactions. So it got me, you know, really curious as to the data. And here you can see, you got the blue line is Magnolia Greens there's 20% fewer transactions in the last year. You have Waterford, that would be the purple, there’s just 2% fewer transactions, so very similar as to a year ago. In Brunswick Forest the number of transactions is down, you know 7%, and that's very similar to Mallory Creek Plantation in that it’s a huge neighborhood, that's the nice way of putting it, I’ll call it a huge ass neighborhood. But then you have Mallory Creek Plantation and it’s up 142% the amount of sales, well what’s propelling that is new construction. They have new construction on the wub zoo going there, but you know it’s also new construction of Brunswick Forest, so I’m a little bit caught off guard at the discrepancy, the increase is just amazing at Mallory Creek Plantation compared to some of the other neighborhoods in Leland.

And here's the new construction area, well it's one of them, you have, and these aren't even reflected in the sales yet. When Dell Web the retirement, plus fifty-five community, delivers in Mallory Creek Plantation in the summer of 2024 it’s just gonna shoot up even higher, because there is just built up, pent up demand for the Del Webb community of Mallory Creek Plantation. And on the map here, this is where it’s based out of. You have the main road sort of going across Mallory Creek Plantation, here let me zoom in, and this is the new little Del Webb Street where they’re building this network of homes back in here, and that’s gonna deliver in the summer. I’m used to every Saturday taking my dog on walks out here in the country roads, this is about like a three mile walk to get all the way over to river road, and up here is where the baseball stadium controversy is, up in this area I believe, yeah.

Prices Start to Rise Again in Mallory Creek

So the point being there’s tons of new construction going on in Mallory Creek Plantation, and I was wondering besides the explosive growth and sales, what are the prices like? Well here's a couple of properties that were built this one was 2019, and this one is 2021, interesting. But the dates were back in November and then going back a little bit further in a full year ago, November 2022. And they were like 450 for this 3100 square feet on a less than a quarter acre, so 450 for both of those. But now, one just closed in February for 480, so that's a 7% bump since last year. So the prices are totally steady in Mallory Creek Plantation but they may even be bumping a bit. What else can I tell you over here? This would go with some of the higher demand, back in December the market action index was 33, and now it’s bounced up to almost 39, so it was over here and now it’s over to here. And that’s a big deal because when demand goes up, your prices usually go up, it's that simple. This would be the days on market for Mallory Creek Plantation, things are usually under contract in the first three weeks, or Brunswick Forest it’s usually more like six weeks. So there’s a big difference there and that's because Mallory Creek Plantation I believe is more affordable. So, thought I’d bring you up to speed on that, it’s become what I consider, like one of the best value neighborhoods. And I should put this at the front of the video, so forgive me for that, I may just cut and paste it and move it over there. It’s one of the best neighborhoods for value because you get comparable amenities to Brunswick Forest they’re not as good, not as extravagant but they work, they’re basic and they've got a lot of what you need. Yet your HAO fee might be $900 a month, a year, instead of $3600 a year. So there’s tremendous value in Mallory Creek Plantation and you still are in a very convenient location in that you're just, whatever, probably twelve minutes to Walmart, or you can head out towards 133 and go up into Wilmington which is twelve minutes. Either way it’s just a really great location, convenient to all sorts of services, and I highly recommend it as a great value neighborhood.
