What is Ocean Lakes Campground for Investors?

 I’m the beach realtor that works from Murrells Inlet all the way up to Ocean Isle Beach, Oak Island, Surf City, North Topsail Beach. I may be the only realtor that actually knows all these beaches and works with investors everywhere, and it's a blessing that's for sure. I want to tell you about Ocean Lakes Campground homes, I had a funny experience about Ocean Lakes, in that I was getting to know the South Carolina beaches and I’m coming across this crazy campground like, why would my investors be interested in a campground? How cheesy is that? I’m in Wrightsville Beach. I mean this is exclusive territory where I sell homes and we’re looking at a campground? I was like a little bit of a closet elitist was in me going where I’m not interested in stupid campgrounds. Well then I found out that in these properties at Ocean lakes, you don't actually own the land, you actually lease the lot that your house is on and I was even more uninterested in Ocean Lakes, just as a realtor! But then I got to see the rental numbers and all the sudden I was loving Ocean Lakes because it has some really solid and sometimes crazy high return on investment with the rental numbers that come in.

Ocean Lakes Rental Numbers for Vacation Rentals

So a couple quick facts about Ocean Lakes, its about 2500 home sites, and I believe 300+ acres. Here’s a map, and I’ll upload this maybe you could go into detail, I have some videos driving around the neighborhood on a rainy day, so when I’m done with this brief presentation you can just stick with the video, no sound and just watch, get a vibe for what the streets are like and stuff. Here’s one of the, it has some amenities, it’s like a campground with 2500 homes and an RV park all in one giant 300 acre place with tons of amenities. People go here to have a lot of fun, so there’s waterslides, basketball courts, imagine playing hoops right on the ocean, volleyball, I’m not sure if there was a little bowling alley or not but restaurants, there's just tons of stuff to do here at Ocean Lakes. And all these homes are just a short walk to get to the beach of course as it is an oceanfront campground. So I’m go to just hop over to the numbers side of this real quick, this website here, wilmingtonrealestate.com, here’s some of the active listings there, they tend to be the whole gamut, you have really nice homes on pilings that are, you know, $700,000, and then you have a whole bunch of modest homes that are just $200,000 or 170 and all these different niches have you know,amounts of rent but they tend to have really good return on investment in terms of the percentages.

Case Studies of Rental Income at Ocean Lakes Campground

So I’ve got about 7 properties here saved, and I’m going to go through the numbers with you real quickly. All right, so this is a real modest little manufactured home I believe, okay real modest home and it’s a little three bedroom, and why did I pull this up? Because that little three bedroom let’s see grossed, here we go, 26,000, let me pull up this here yeah here we go, $26,000 last year. So it grosed 26,000 and it’s listed for $280,000. Now let's go to the next property and that is another modest home four bedroom manufactured home and that one is listed for 440 an oversized lot, and it's grossed, let's see what were they talking about, $42,000. Okay so a gross of $42,000 but it costs 440,000 I like that, I like that. Next we’ll go to another one, all right this one is bigger, 6 bedroom it’s listed for 570 and this one grossed 66,000, so it’s listed for 570 and it grossed 66,000 just a better picture of the of it here for you, something a little bigger to see. So as you can see, some of these numbers are like 13%, and on the North Carolina side it’s hard to find 8% you know. So that’s why, one of the reasons I’m really in love with Ocean Lakes and Cherry Grove Beach etc. Let’s go to another one, got three more for you. Another house on pilings for 650 and this one grossed 65,000, lets see right here, yep 65,0000. And just a quick look at that front side there we go. And several more, this next one, this one was a five bedroom listed for 640, I showed this actually to someone and it had grossed 94,000 five bedroom grossing 94,000. That’s almost 20,000 a room and it was a pretty, there's the beach it was back right there, so like a 2 minute walk to the beach. But I like those, I like those numbers a lot, this one is five bedrooms listed 659 and it grossed 105,000 so we’d like that one a lot. What would that be? That’s like 15% really good stuff, really good stuff. And then this last one seven bedrooms, 775 and this one, they're projecting 149 they've already done 89 in the past, probably they didn’t rent it out all the time just some of the time because they had weeks in the summer where it says right here, where they were renting it out for 9500 a week in the summer. So that’s really groovy, that’s listed for 775 so you're looking at a 20% gross there, I mean that’s just an insane number so welcome to Ocean lakes!

I will show you the videos next quietly driving around the neighborhood so you can understand what they’re about, and if you're interested at all in vacation rental properties in South Carolina and North Carolina that’s what I do. I'm a grandmaster at it now after all these years. And I can tell you usually off the top of my head what your gross can be and what your net can be because that's what I do on all these different beaches. Look forward to hearing from you.
